1. SELECTING AN AGENT
The right agent works for you, and you alone!
A good real estate agent can benefit you in numerous ways. First and foremost, we know the local market. By doing so, we can help you buy your dream home fast and efficiently. The agent will accompany you on every viewing and provide you with inside information on that properties that you wouldn't have had you gone by yourself. Additionally, we will highlight the pros and cons. Some houses come with issues that should not be overlooked.
The same is true when it comes to making an offer. The real estate agent has a fiduciary responsibility to work on your behalf. This means, we will represent you and negotiate on your behalf. Always having your best interest at heart. Without proper representation you would have deal with seller's agent directly. Who likely has much more selling/buying experience than you. The listing agent will always work in the seller's best interest, not yours.
Don't put yourself at a disadvantage by going in without proper representation. You wouldn't go to court without an attorney. Would you?

- Preparation: This is a big one, a trusted agent is prepared and efficient at all times. When it comes to preparing the offer for you skill, negotiation, coordination, and tracking dates and timelines are essential.
- Connections: A reputable agent will have connections and make recommendations accordingly, such as financing, home inspections, movers, etc.
Bottomline, the right agent will potentially save you thousands of dollars and protect you from overpaying for your future property.
2. ARRANGING FINANCING
Get pre-approved for a mortgage! How else are you going to know how much you can afford? It's an awful feeling to fall in love with a property only to find out it's without your reach.
It's a simply step in the entire process, a document from your bank or a lender stating how much they are willing to lend you.
If you don't have a mortgage broker or lender, please contact me and I will put you in touch with mine. At the end of the day, there is no obligation but it'll give you peace of mind to know how much you can afford.
3. VIEWING HOMES
Here comes the fun part, viewing homes! This is where I shine, I will make this process a pleasant and rewarding for you. At this point, I have listened to you closely and know what you are looking for. Nonetheless, with every home we see together I get an even better understanding of what your dream home looks like. I make sure to keep an eye on the market every day so you don't miss out on potential opportunities.
I work around you schedule to coordinate the showings to make this a smooth transaction.
You'll receive in-depth details on each home such as, property details, market value, taxes, how long it has been on the market, improvements, etc.
When we find the right home for you, I'll provide you with even more feedback and guidance on how to proceed regarding our next step, making an offer.
4. MAKING AN OFFER
Here is what typically happens during this step:
We'll identify a price that has the best chance of being accepted by the seller. Within reason, of course we won't overpay.
Most times I will suggest a home inspection to be completed as a condition to close, even though sellers don't always like that, but it is in your best interest.
I will prepare the offer and present it to the seller's agent. Whom then will discuss it with the seller.
Should the offer not be accepted or counter, I will start the negotiation process on your behalf. Always keeping you in the loop of course.
Once we reach an understanding, hence and agreement we'll remove the conditions, i.e. home inspections and close the deal.
Congratulations you just purchased a home!
5. CLOSING THE SALE
Congratulating you on your new home is the best part of my job but it's far from the last. there are many things I guide my clients through after the sale has closed, such as finding the right insurance agent or a reputable lawn service or pool company. I am connected and if I don't have the answer one of my 1200 colleges will for sure.
