Once you've made decision that we are a good fit, which I have no doubt you will. we'll set up another appoint during which I'll provide you with a comparative market analysis and a suggest selling price range. We then settle on the actually price we'll go on the market with and get started!
DETERMENING THE ASKING PRICE
Listing the house at just the right price can be daunting. You may have a number in mind but might be unsure what is reasonable.
Clearly this is where I come in, the expert and no I am not saying this to toot my own horn. I have years of experience and market knowledge. I will strategically set the price just right to attract buyers and not lose money. It is a precise calculation. Now I have to forward you, because this happens occasionally, if you overpaid for you property and it is not recoverable, I will let you know. There is no point in wasting your time and money by setting the price to high. It will hurt you chances of selling the property and cost you more money in the long run.

Together we can ensure that each and every showing is successful. It is my job to advise you on how to accomplish that.
Preparation is everything!
I will do most of the work for you but I need you help preparing the house to look its best.
What does getting the house ready for showings entail?
- Declutter, less is more.
- Make sure the house is neat, inside and outside.
- Remove personal items, this way the buyer more easily envisions themselves within the space.
- Leave the property when a showing is scheduled. Buyers will be more comfortable that way.
- If you have pets, crate them or schedule them for a walk.
I will do my best inconvenience you as little as possible but time is of the essence. It is vital to show the house to an interested buyer quickly and efficiently.
DEALING WITH THE OFFERS
Receiving an offer is an exciting time! It means that someone has a sincere interest in your property and took the time to write an offer. This document will outline what the buyer is willing to pay and whether they have any conditions that need to meet. Conditions can be as simple as passing a home inspection or any other conditions that needs to be met in order for the buyers offer to be valid.
We will go over the offer in detail and rest assured I will explain everything once the time comes.
If necessary, I will prepare a counter-offer or we will simply accept the terms if it is a strong offer. I'll carefully and negotiate the deal on your behalf, as we want to sell for the highest price possible without risking the sale slipping through our fingers.
By working closely with the buyer’s agent, I will ensure a smooth transaction and you'll be in the look through the process.

CLOSING THE SALE
Finally, closing day has come! That is my favorite day because I get to tell you that I have successfully sold your house.
Shortly before we can finally close the deal, I still have some work to do. Such as, organizing the home inspection in coordination with the buyer's agent for instance.
