Why Choosing the Right Real Estate Agent Matters More Than Ever

When it comes to selling a home, exposure is everything. The more eyes on a property, the better the chances of attracting the right buyer and securing the best possible offer. Yet, despite this obvious truth, I recently had an experience that highlighted just how many real estate agents are missing key opportunities to market their listings—and, ultimately, failing their sellers.
The Missed Opportunity: A Real-World Example
I recently reached out to 20 listing agents in a specific Tampa neighborhood that I’ll be featuring soon. This community is a prime location—just 13 minutes from downtown Tampa, featuring single-family homes and townhomes built within the last five years, along with a resort-style community pool and fantastic amenities.
To help showcase this neighborhood, I offered these agents free social media marketing by featuring their listings in my campaign. My only request? Permission to use their listing photos and key details (with full credit, of course). A simple yes or no.
The response? Out of 20 agents, only 4 took me up on the opportunity. That means 16 agents ignored or declined free exposure for their sellers’ homes. If I were one of those sellers, I would be frustrated to know that my agent passed up additional marketing that could have helped my home sell faster and for top dollar.
Why This Matters for Sellers
Most sellers assume that when they hire a real estate agent, that agent will do everything possible to market their home. Unfortunately, that’s not always the case. Many agents follow the bare minimum approach:
✅ List the property on the MLS
✅ Put up a yard sign
✅ Host an occasional open house
While these steps are important, they are not enough in today’s competitive market. A proactive agent will leverage social media, digital marketing, networking, and creative strategies to get homes in front of the right buyers. The fact that so many agents ignored a zero-cost marketing opportunity raises an important question:
Is your agent truly working to get your home sold, or are they just doing the bare minimum?

Choosing the Right Agent: What to Look For
If you’re thinking of selling your home, don’t just hire an agent because they’re a friend, family member, or someone you met once at an open house. Do your due diligence and ask the tough questions:
🔹 How will you market my home beyond the MLS?
🔹 Do you use social media, video marketing, and online advertising?
🔹 How do you attract out-of-state or relocation buyers?
🔹 Can you show me examples of past listings and how you marketed them?
🔹 What makes you different from other agents in the area?
A strong listing agent should have a well-rounded marketing plan that goes beyond the basics and maximizes every opportunity to get your home in front of buyers.
Final Thoughts
Real estate is a competitive market, and sellers deserve an agent who will work tirelessly to market their home and negotiate the best deal possible. My recent experience just proves that not all agents are created equal—many will take the path of least resistance, while a select few will go the extra mile.
